Tenant Eligibility Policy

At Florida Tenant Concierge Services (FloridaTCS.com), a DBA of Ferber Transactions LLC, in partnership with RMA Property Rentals and our affiliates/investors, we are dedicated to providing affordable housing options while adhering to Fair Housing Laws. We strive to make the rental process transparent and accessible while maintaining the highest standards of service. Below are our tenant eligibility requirements and policies:


Eligibility Requirements

Credit Score:

Applicants must have a minimum credit score of 600. Applicants with subpar credit may still be considered with an additional security deposit, determined based on credit evaluation and employment verification.

Income Requirement:

Monthly household income must be at least 2 times (2x) the monthly rent.

Security Deposit:

A security deposit equivalent to at least one month’s rent is required. For applicants requiring additional deposits due to credit evaluation, the total deposit will be communicated after review.

Rental History:

Applicants must have no prior evictions or significant rental history concerns.

Co-Signer Option:

Applicants who do not meet certain criteria may qualify with a creditworthy co-signer.

Pet Policy:

A $500 refundable pet deposit is required for applicants with pets. Breed and size restrictions may apply and vary by property.


Screening & Application Process

Credit & Background Screening:

All applicants are subject to a $75 non-refundable screening fee, which includes credit and background checks. Once completed, your screening results can be applied to any property within our management portfolio within 60 days of application.

Employment & Income Verification:

Applicants must provide verifiable proof of employment or consistent income sources, such as pay stubs, tax returns, or other supporting documentation.


Additional Policies

Lease Terms:

Standard lease terms vary by property but typically include 12-month or longer agreements. Shorter-term options may be available and are subject to additional fees.

Equal Housing Opportunity:

We strictly comply with all local, state, and federal Fair Housing Laws. We do not discriminate against any person based on race, color, religion, national origin, sex, disability, familial status, or any other protected class.

Approval Timeline:

Applications are typically processed within 3-5 business days, depending on the completeness of the application and verification responses.

Pet Policy Compliance:

Tenants with pets are expected to adhere to all property-specific guidelines, including leash requirements, waste disposal, and any community-specific rules.
